NCAP is a specialist Nordic real estate investment and asset management company with offices in Copenhagen, Stockholm, Malmö and London. We are a highly experienced and motivated team able to exploit the potential of real estate for our Investors and Partners. We act as a Local Operating Partner for primarily International Investors investing into Nordic Real Estate.

Together with our Investor Partners, NCAP have completed more than €1,500,000,000 of transactions across the Nordics in recent years. In total NCAP have in excess of 420,000 m2 of active projects under management in the office, retail and logistics/industrial sectors. We undertake complex assignments which include new development, refurbishment, asset repositioning, cost optimisation, leasing and changes of use.

Where possible we will invest alongside our Investor Partners and in all cases we seek to have aligned interests.  

NCAP works with Institutional, Family Office and Private Investors.

Prior to setting up NCAP, The Team have all held senior positions with Corporate Financiers, Real Estate Companies, Development Companies and Real Estate Advisors.

Niels has worked in the Danish real estate industry since 1994 and has held senior positions covering advisory, development and asset management. He is also a Board Member of the Danish Property Association.

Before joining NCAP in 2014, Niels was CEO of NC Development, and formerly sales director in Keops Development. He was previously holding various positions at Colliers.

Key competences are within investment- & transaction management, property development and asset management.

John moved from London with Cushman & Wakefield in 2008, where he was head of Capital Markets for the Nordic Region.

John joined NCAP in August 2016 from CBRE in Sweden.

John started his real estate career in 1992 and has been a qualified Chartered Surveyor since 1995.

Lars real estate career began in 2007, since when he has had extensive experience within asset management, advisory and debt financing across the Nordics and the UK.

Prior to joining NCAP Lars was a Director at Barings Real Estate based in London where he was responsible for asset management of the European debt portfolio. Prior to joining Barings Real Estate Lars was at Deutsche Pfandbriefbank for two years as an Associate Director. Before that he spent eight years at Situs and HSH Nordbank based in Copenhagen.

Björn has been working with real estate since 1998 and has a broad knowledge of the business both from an investor’s point of view but also as an asset manager and occupier.

Before co-founding NCAP, Björn held the position as Director Corporate Finance at PwC and before that he was responsible for the Nordic real estate portfolio at the Dutch retail real estate specialist Redevco.

Björn is a member of the Royal Institution of Chartered Surveyors and he is The Honorary Consul of Estonia.

Douglas began his career in real estate in 1988 and has extensive pan European commercial real estate experience working as both an advisor and a principal. 

Prior to joining NCAP, Douglas has held a number of roles.   On the Advisory side he was a Partner at pan-European real estate advisory business, de Morgan & Co and a Senior Director within CBRE's London Investment Team. As a Principal, Douglas worked at Investment Manager Avignon Capital.  

Douglas is a Chartered Surveyor and a Director of Oslo based Orla Real Estate.

Before joining NCAP, Johan has held several senior positions in the Swedish real estate business. The most recent being Head of Business development and investment at Property Company, Stenvalvet . Prior that he was a Director & Head of Real Estate Corporate Finance at PwC Sweden.

Johan holds a master’s degree in Real Estate Economics from KTH Royal Institute of Technology.

Alda joined the Danish Real Estate Business in 2012 and has experience of both Financial Reporting as well as Property Management.

Before joining NCAP Alda held a position as Property Manager, first with Cobblestone and later on with CBRE, mainly managing shopping centers and logistics facilities for both pan - European and local investors. Prior to that Alda was a finance accountant with NREP.

Alda holds a Master of Science in Economics and Marketing from Copenhagen Business School.

Tim Gutteridge

Tim has been involved in the construction industry since 2009. He has extensive experience in project and contract management, architecture, design and cost management across all phases of the building process.

Before joining NCAP, Tim worked for The Walt Disney Company in Hong Kong, managing contracts for several themed land expansion projects valued at over US$650M. Prior to this he worked in several roles with COWI Denmark and Icon Construction Australia.

Tim holds a Master of Construction Management and a Bachelor of Planning & Design from the University of Melbourne.

Christoffer joined NCAP Copenhagen in April 2021 as an Analyst, focusing on transactions whilst also assisting with Danish asset management.

Christoffer worked at CBRE Global Workplace Solutions in Denmark before joining NCAP, where he had responsibility for the financial reporting and analysis of several of CBRE’s Facility Management contracts.

In 2019 Christoffer graduated with a master’s degree in Finance & Accounting from Copenhagen Business School.

Søren Heron

Søren began his career as a consultant in the construction business in 2008. Since then, he has worked for several developers as a project manager, representing both occupiers and owners and being involved in the construction process from building permit application through to project delivery.

Prior to joining NCAP, Søren worked for Danish real estate developer, I Copenhagen, managing the construction of supermarkets, shopping centres and residential apartments. He has also had his own company providing private real estate owners with construction/ project advice and project management services.

Søren has a bachelor in constructional engineering from the Danish Technical University (DTU).

Deal Origination - direct real estate and corporate transactions

A Core activity for NCAP is the origination of opportunities together with the development of business plans, the provision of market intelligence & due diligence underwriting. We have considerable experience of handling all aspects of property investment including single assets and portfolios whether structured as real estate or corporate acquisitions. Over the years the team has been involved in excess of €4bn of real estate and corporate transactions.

Development & Project Management

From inception to completion, NCAP have the in-house capability to manage professional teams to ensure the successful implementation of project plans, including full scale development and refurbishment.

Development Funding

Working with Developers and Capital Partners we have expertise in finding and structuring funding solutions for development projects, whether forward commitments, full funding packages or other more complex JV arrangements.

 

 

Asset & Property Management Services

We are able to assist in devising and implementing business plan strategies at both property and portfolio level.   Typical work includes lease restructuring, lease and head lease re-gears, letting and pre-letting, refinancings, refurbishments, property repositionings, change of use through to rent and service charge administration and collection. 

 

Third Party Funding & Joint Ventures

Our long experience and proven contacts give us exceptional access to reliable equity and capital partners. We know many of the local senior lenders, understand their lending criteria and are able to identify the opportunities and risks for our partners at an early stage and advise on the best funding strategy. We also have access to various alternative sources of funding capital (eg equity, mezzanine, stretch senior) and joint venture partners, which may provide alternative solutions.

2024-07-31 NCAP advises Aviva on the acquisition of a new logistics facility in Helsingborg, Sweden

Built in 2022, the property sits in the Bjuv municipality of Helsingborg with a total lettable area of 27,500 sq m comprising warehouse and production space. The facility is let to an international distributor in the fresh food industry. The building has excellent sustainability credentials and has been awarded a Silver certification under the Miljöbyggnad scheme, a Swedish system for environmental certification of buildings developed by the Sweden Green Building Council   It has also achieved an EPC-A rating.

Helsingborg is considered one of the leading logistics hubs in Sweden and the wider Nordic region.

2024-02-02, NCAP & Europa Capital exit Fleminggatan 20, Stockholm

Europa in partnership with NCAP, have sold their newly refurbished 13,316 sq m, seven storey office building in central Stockholm, Sweden, to KPA Pension, the leading pensions company for local governments in Sweden and part of the Folksam Group.  This followed the signing of the most recent office letting at the building in December 2023 to Ekonomistyrningsverket (ESV), the Swedish National Financial Management Authority, taking occupancy to 95%.  

The asset was acquired in July 2019, with vacant possession gained in 2020.   Working as Europa’s local partner, NCAP masterminded the complete refurbishment of the building.   This included the creation of an additional 1,409 sq m of lettable offices, the addition of a new reception lobby, a change of use to create a restaurant space and other structural enhancements, which improved the building’s sustainability performance to BREEAM “Very Good” certification and Fitwel Level 1 accreditation. 

Other key occupiers secured include Foodora, the Swedish food delivery and Q-commerce company, and AB Svensk Exportkredit, the state-owned export credit agency.  

Located on the island of Kungsholmen in central Stockholm, Fleminggatan 20 benefits from excellent connectivity and is a short walk over the canal from Stockholm City Station.

2023-12-07, NCAP secures sale of Tritax Eurobox Malmo site to Microsoft

NCAP have advised Tritax Eurobox on the disposal of their 95,000 m2 site in Fosie, Malmo. The site was acquired by Tritax Eurobox in 2022 also advised by NCAP, with the intention of undertaking a redevelopment of the site for c. 60,000 m2 of new logistics. Microsoft have acquired the site for their own occupation and intend to construct a data centre. The sale price was in excess of Tritax Eurobox acquisition price and their latest valuation.

2023-11-20, Blikfanget 6, Hedensted, Denmark. Warehouse letting

NCAP have successfully let 3,867 sqm of warehousing at Blikfanget 6. The lease started on 1st of November 2023 and the tenant is Samskip A/S, a worldwide transport provider, focusing on cost efficient, reliable, and environmentally friendly solutions to their customers. The Property is now 81% let.

2023-09-25, 32-36 Sveavägen, Stockholm – Office accommodation fully let

NCAP have agreed to lease the entirety of the office accommodation in the Building totalling 5,720 sq m to serviced office provider IOFFICE on a 10 year lease. To date this is the largest office letting in Stockholm’s CBD during 2023.

The refurbishment program is well underway and IOFFICE will take occupation on completion of the current fit out works in Q3 2024. This leaves 1 remaining ground floor retail unit to be let.

2023-09-22, Beckmann Tower & Wilhelm House, Carlsberg Byen, Copenhagen

NCAP have advised Quantum on the acquisition of ∼ 200 Apartments in the Carlsberg City District. Approximately 2.5 km from the City Centre and between Frederiksberg, Valby and Vesterbro, the District has become a vibrant neighbourhood for working and living. Designed by Dorte Mandrup the buildings will be built to a high ESG standard which will include connection to Copenhagen's sustainable district heating network, around 1,000 m² of photovoltaic on the roof and integration into the district's smart mobility concept. Completion is scheduled for Spring 2025.

2023-04-20, Christoffer Retz becomes new Investment Manager in Denmark

It is a great pleasure for NCAP to announce that Christoffer Retz after 2 years of employment with NCAP has been appointed an Investment Manager in Denmark. With this appointment, Christoffer takes on a more independent role and greater responsibility for supporting and expanding NCAP’s Danish investment business.  In due course, NCAP will be hiring a new investment analyst. NCAP’s Partners are very happy to have Christoffer on The Team and congratulate him on his promotion and are confident that he will continue to make a very positive contribution to The Business in his new role.

2023-01-06, Amager Strandvej, Copenhagen, Denmark

NCAP is pleased to announce the letting of 1,450 m2 of offices to ScanCom International A/S.   ScanCom International A/S, is owned by the Danish Lars Larsen Group and specialises in designing and developing sustainable outdoor furniture. ScanCom will move into their new premises in the summer of 2023 where they will have their Danish HQ and showroom for their retail clients. NCAP will refurbish & fit out the unit before occupation by ScanCom.

The property which totals 9.000 sqm, has since acquisition in 2020, been the subject of various redevelopments & improvements. The entire exterior of the building is undergoing a full renovation that includes additional façade insulation, new low-e glazing with improved air-tightness sealing.  These energy efficient measures will optimise building performance and significantly reduce heat loss.

2022-12-21, NCAP welcomes  Julius Schulstad

NCAP are pleased to welcome Julius Schulstad to the Team. Julius is currently studying for an MSc in Finance and Investment at Copenhagen Business School. Julius will be working in NCAP’s Copenhagen Office where he will assist the Asset Management Team.  

2022-12-21, Novenco, Øverup Erhvervesvej 3, Næstved – Construction well underway

Earlier in the year NCAP advised Vika Project Finance on the forward commitment to acquire Øverup Erhvervesvej 3, Næstved, a prelet 16,600m2 warehouse property. Construction is now well underway and progressing on schedule with completion due H2 2023. The Property is managed by NCAP on behalf of Vika.

2022-12-15, 32-36 Sveavägen, Stockholm – Marketing officially launched

NCAP are delighted to have secured a new tenant with the letting of 5,063 m2 to Bosch Rexroth.   The Building which was constructed in 2011, is LEED Platinum certified and was previously occupied by amongst others, Astellas Pharma.   NCAP manage the Property on behalf of Quadoro.

NCAP have advised Vika Project Finance on the acquisition of 3 further production & warehouse facilities in Denmark.   The Properties which total 50,000 m2 are all located in strong locations, are all well let on long leases and have expansion potential.   One of the Properties is under construction and due for completion in 2023.

2022-09-22, 32-36 Sveavägen, Stockholm – Refurbishment works commence

Having secured vacant possession of the majority of this iconic Stockholm Building, refurbishment works have commenced.   The 7,000 m2 Building which sits in the heart of Stockholm’s CBD, fronts onto Sveavägen close to its intersection with Kungsgatan and sits immediately above HötorgetMetro Station.   Once completed the building will provide office accommodation of a high modern standard in line with today’s occupier expectations.   The refurbished Building is aiming for a BREEAM Excellent rating.  


2022-06-30, Borupvang 1, Ballerup, Copenhagen

 NCAP together with Ekistics Property Advisors LLP, have undertaken two ESG related initiatives at Borupvang 1, a 37,000 sqm multi-let office and data centre located in Ballerup, Copenhagen. 

12 new electrical car charging points have been installed in cooperation with Clever to meet growing tenant demand for charging infrastructure to support electrical vehicles.

In addition we are replacing c. 730 windows with new energy efficient windows which reduce energy consumption and consequently will result an improved energy rating for The Property.    The new windows will also have a sun reflecting layer which will improve the interior work environment for occupiers.


2022-06-15, ESG Accreditation for Fleminggatan 20, Stockholm

NCAP are proud that Fleminggatan 20 (“F20”) is one of the first buildings in Stockholm that has obtained a Fitwel One Star certification together with a BREEAM Very Good. Both certifications recognize the high sustainability level of our refurbishment project and measure the specific focus given to the well-being of the people who work in the building and its impact on the surrounding areas and communities. In addition, the high ESG performance of the project has allowed us to secure our first green financing with Aaeral Bank. On behalf of Europa Capital and in partnership with RED Management we have implemented a comprehensive refurbishment program that has created a building that now offers energy efficient heating and cooling systems provided by district heating and sea cooling and we have accomplished strong measurable environmental improvements through the refurbishment works which include:

· Energy consumption reduced to 70 kWh/sqm/year (28 % below the building code standard for a new comparable building)

· Smart ventilation system installed (VAV - variable air volume)

· All lights replaced by LED and automated lightning system installed to regulate consumption according to need

· Vehicle charging points & bicycle parking within the building with changing rooms and showers on the same floor

· 91,5 % of all waste was recycled during the refurbishment works

At NCAP, we see our F20 project as a reference building in terms of efficiency, comfort and services that will satisfy occupiers’ needs for many years to come.   For all of our Projects, we aim to implement exacting business plans which systematically includes achieving acknowledged best in class ESG credentials which align with the demands of both tenants and investors in terms of sustainability.

2022-05-23, New Letting at Borupvang 1, Lautrupparken, Ballerup, CopenhagenNCAP is happy to welcome Edgemo by DanOffice IT as a new Tenant at Borupvang 1, our 37,000 sqm office & data centre at Lautrupparken, Ballerup, 20 km east of Copenhagen.  The property is managed by NCAP on behalf of Ekistics.

Edgemo by Danoffice IT are IT professionals providing IT infrastructure locally as well as globally to more than 180 countries.   The tenant moved into the Property on the 1st of April 2022.


2022-04-27, NCAP secures Development partnership between Tritax Eurobox & MIGS Logistics

NCAP have advised Tritax Eurobox in the acquisition of a prime 95,000 m2 site in Malmo in the Fosie Industrial Area.   On expiry of the current lease, latest 2024, Tritax in partnership with developer MIGS Logistic Properties will speculatively redevelop the site.   Completion is targeted for 2025.

2022-04-01, New F&B Letting at Frederiksborggade 7, Copenhagen

NCAP is happy to welcome The Burger Concept as a Tenant at one of our central locations in the City Centre of Copenhagen, Frederiksborggade 7, managed on behalf of Quadoro.

The 360 sqm restaurant is newly refurbished and has been designed in collaboration by NCAP, Integrated Property Solutions and The Burger Concept.

The restaurant opened for business on the 1st of April 2022 with an opening celebration party giving away 300 burgers to their first customers.


2022-03-20, Another major letting at Fleminggatan 20

NCAP have secured another major letting with the letting of 4,200 sq m of office space to Foodora, a platform for restaurant food delivery and Q-commerce in the Nordics. Together with the lettings to Svevia, SEK, Groth & Co, SATS & F&H Group approximately 80% of the property is now let.

Arrow Capital Partners debut Nordic Acquisition

NCAP have advised Arrow Capital Partners on their first Nordic acquisition involving a portfolio of 10 Danish warehouses. The majority of assets are located in Denmark’s prime logistics markets of Copenhagen and the ‘Triangle Area’ covering Vejle, Kolding and Fredericia. The Portfolio has a gross lettable area of 115,000 m2, has 97% occupancy and provides a number of value-add opportunities. NCAP have been retained as Arrow’s local operating partner and will undertake Asset Management.

2022-01-20, Vika Project Finance acquires Fabriksvej 13, Hurup Thy, Denmark

NCAP have advised Vika on their 4th Danish acquisition with the purchase of a 33,600 m2 production & warehouse facility. The Property is let to bed and mattress manufacturer, Hilding Anders Danmark who were founded in 1939 and are present in over 60 markets which includes 25 production sites in 19 countries with 9,500 employees worldwide.


2021-07-15, Vika Project Finance acquires Venusvej 44, Kolding, Denmark  

 NCAP advised Vika on their 3rd Danish acquisition with the purchase of Vensuvej 44 located in Denmark’s Triangle Region.   The Property is a newly constructed HQ Warehouse & Office for Tresu Group, comprising of 13,008 m2 GLA and 200 parking lots.

New letting at Fleminggatan 20,  2021-03-30NCAP have secured a second office tenant with Svenska Exportkredit (SEK) taking 3,445 m2. Existing Tenants Gina Tricot, Deichmann, Dressmann and Cassel are upgrading their store concepts. Year to date visitor numbers are only down -1.50% compared to a Swedish average of -15%.
